rent prices in hot areas doubled in the last 5 years. about half of that doubling was during the most recent 1-2 years. the vacancy rate in montreal is less than 0.5 % . sure, anyone who rented some years ago had had fixed or minimally increased rent will laugh at current prices. i had a 3 1/2 for 380$+services not far from dtown in 1999. in the same building, an appt same as mine was rented out for 520$ in 2002. And thats not much over a year ago, and not even centre-ville.

My sister has a 1.5 across from the molson stadium, it's a shoebox yet the landlord is trying to get her to pay 600/month.. good thing rent control exists.

I dont know about that things have changed drastically and the vacancy rate has opened up since your figures ...
which i think might be old...
also I live right at the foot of green ave in st henri and pay 450 plus utilites for a huge 4.5
so Im not so sure what your talking about I live in a brand newly renovated place at the foot of downtown Ive been there for a year now and no sign of rent increases or any thing...
I think any thing more then 600 for a showbox is robbery...

my old apartement which was a 3 1/2 I paid 380$/month for... Now it's 700$... All they did was put in a new stove and fridge + new windows...

naw he's right. the vacacy rate is mad low. you live in st-henri and youve got a sweet deal, but mark my words man, st-henri is in development, along with verdun, so its not gonna be too much longer before rent prices soar in those areas too. its almost laughable how cheap you can get a place in verdun or st-henri. but not for long.
the prices reflect the market, in any case. bah
