ya i understand what you were saying but im sure guys are still playing vinyl over there like some people still are in the US.
carry some new vinyl and be one of the first places to be able to have djs come in and listen to online tracks and burn them from there. not sure what the difference would be from your house but for me shopping at a record store a cool experience. people have been hanging at record stores for years just talking about tracks. deck out the place with a cool decor and a place to hang on couches and stuff and people will hopefully come.

and add cool t-shirts and other gear to offset being totally relient on record/ music sales.

How about an intimate PLUR TEA Lounge!!!!!!!!!!!!!

Throw some couches and tables up there. Maybe a pool + fuseball table. A couple Wii . Make it like a cafe-hub-comfort-chillout-lounge. Have a DJ spinning all the time.
Have it sell bubble tea, regular tea, soft drinks, iced tea. It can serve as an after-hours lounge and after-after-hours chill out hub. And a pre-club hub

It would be a dope place to chill. And you could use [ rave.ca ] to advertise it. And so many people would want to work there. The only 2 fixed costs would be rent + wages. Suppose its open 12 hours Sun-Fri, and all of saturday and friday night.

24 hours * 2 worker @ 10 ---> 480
84 hours * 1 worker @ 10 ---> 840
Rent ------------------------>500
Total ----------------------------->1800 per week

If one makes a profit of 2$ per customer, thats only like 8 customers per hour. If it becomes a nice hub for those in the rave + after-hours scene, it would certainly might be able to make a profit via word of mouth.

you import fabrics for cheap from asia and you get a bunch of kids at lasale college who are in fashion design at $10an hour to make you pants and zip ups, slap a label on that bitch and you got your own clothing line just like that.

half the space for production the other half for sales.
just having a clothing store...kinda lame, but making your own clothes, now that is cool.

That looks like a pretty sweet place...you could do some really cool things in there....
keep in mind that there will be a number of expenses that people havnt mentioned yet:
Hydro,Insurance, security system, Internet, Phone system & Installation, a sign, repairs and renovation,
furniture / displays, Interest on a loan, advertising.
If you plan on selling anything you'll probably need a cash, maybe a point of sale terminal so you can accept interac and credit cards, bags, promotional material, etc

And I wouldnt be so sure about negotiating the rent down....from my experience $1/ square foot is not a standard....

my experience has been $2 /sq foot for a basement retail space in westmount..
I paid $4.50/sq foot at my downtown office (7th floor) PeeléSt-Catherine, and about $3 in old montreal....
This is an extrmeme case, but there is an ING bank machine on St-Catherine around Peel and they pay $400/sq foot. Granted they only have about 6 sq feet total....but still

+ keep in mind that renting a commercial space is not like renting an apartement, ususally they want you to commit to the space for atleast a year usually longer...

if you get a business loan, then it costs zero to you.. and when it flops... then the business goes bankrupt. no loss to you. all you need is to have a good plan and some peeps involved who have some management/business/accounting [and graphic design hehe] experience to convince the bank/government. :)

don't invest your personal money!!! no other smart business does! :P

and what about making it a non-profit harm-reduction safe crack-smoking zone? :/
