I guess if you're asking on a public forum, you've probably already done a fair bit of research and education on real estate investing ... if not, that's definitely where I'd start ;)

I used to work for a real estate related company, we created the software the montreal real estate board is using....spent 2 1/2 years working closely with the board and various agents...
my only advice would be to try to bypass buying through an agent/broker, you will save a lot of money and trouble.... deal directly with the owner if you can... | |

The thing is paying rent is stupid, you pay out hundreds of dollars a month just to house yourself. If you get a mortgage, every penny (minus interest) is basically being saved in the form of equity, you'll generally be paying LESS than you would rent AND it all comes back to you when/if you move out(sell). Chances are you'll have a much bigger place too. There's no better way to invest, there's no safer market and I can't believe it's not butter.
So avoid brokers? How am I going to find a decent place without one? :\ | |

Get my mom, she's a lot better the owner will actually want more money for his house since he will loose about what.. 5%? to the agent/broker... and you can negotiate the price more easily if you deal with the owner itself.... there is a couple website/newspaper/etc where you can find things for sale through the actual owner, and deal directly with him.... | |

An agent's fees are integrated in the selling price, and as the agent gets a cut of the final sale, you can bet he won't be willing to negotiate much on the price (otherwise his commission drops as well).
Better to find motivated sellers and cut the middleman, this way you can work more flexible terms. | |

Well, there are advantages to both..
if you deal with the individual, you have to hunt down the land and find the person who is selling it. As apose to walking into an office and asking the agent what's for sale in a specific area. so its only normal that he gets a cut for making things easier. if you need a mortgage, i can reffer you to a good broker !! :) | |

Faque si ton loyer est < a 630$, ca vaut encore la peine de payer ton loyer, ramasser du cash, et faire un plus petit pret Pour ce qui est du marcher qui fait que les prix vont baisser, de facon tres simplifie: On etait dans un marche de vendeur, la on se transporte dans un marche d'acheteur (plus de vendeur que d'acheteur), et on viens d'atteindre l'equilibre, donc normallement ca devrait continuer et se desequilibrer en fonction des acheteurs, pendant 2-3 ans. Faites des recherches sur le net j'ai pas vraiment le temps d'expliquer plus, mais peut-etre a soir ma prendre le temps. | |
