I understand those cons but fact is rent goes 100$ NOT into savings, which is just like shooting yourself in the foot for your future. Besides, there's a lot of money in Real Estate. Soon MY money too...

Are you looking for a place to live or rent? I think you can find some decent prices on 4 plex's.. there's lots in poorer areas. If you wanna live in it you'd still have three places to rent out. Ideally you'd wanna cover your mortgage with 2 of them and then if you have one place empty for a bit it won't have to come out of your pocket. If you don't wanna live there you might be able to cover your mortgage + rent for another place off of the 4 appartments.

It is most definitely to live and I definitely want to avoid those poor areas. My interest would be in plateau, hochelaga, lower westmount and possibly verdun areas. Downtown is obviously desirable but unlikely to fit my budget.

I guess the first step is talking to a bank right?

If banks raise your taux variable thing and your rent goes up your fucked and have to sell for less.
This is gonna happen in canada too and when everything will have crashed that's the time to buy boom.

In Canada, your taux variable is NEVER giving to people.. I haven't seen anyone settle for a variable rate since i've started my job here (7 months).. people take Fixed rates and that's all i would recommend !!

Also, don't forget the inflation, it might cost you a lot today, but in 10 years, your salary should go up to, at least, the same rate of the inflation. So, If you pay 1000$ a month today, in 10 years, at the same rate, it will be still 1000$ a month. It will be way more easier to pay!

I have been looking into property a little also.

1st You should calculate what you can afford
most lenders dont want you to put more than 32% of your net monthly income towards your housing costs (monthly mortgage payments of principal and interest, taxes, hydro, etc)
Usually down payments are about %10 of the value, but if you could put together %25 it would make your life alot easier
long-term.

While its true that rent is a sunk cost, its not all investment when it comes to owning property. Inspection, legal fees, land transfer fees, property tax (which just went up 20% for Montreal), Insurance, Renovations, furniture, etc..

Also, what people are saying about waiting is true.

Davesob : very good addition to this thread.. the 32% is right on the money.. and it can't cost you more than 40% of your total debts.. meaning that if you have a bank loan and you pay 300$ a month, well, that 300$ plus the rent + heating can't be more than 40% of your salary per month !!
